The large open—plan space has been divided into Dedicated Workshop Spaces. These spaces are available to rent as your own dedicated, private workshop space. The workshop is lively, collaborative and friendly.

We have workshop spaces ranging from 100 sqft to 900 sqft. You take on a dedicated space and make your mark on it. All your work takes place in your space and all your tools and machinery are housed there. We support businesses to grow with us and often have residents take a little space at first, and then a little more later.

Our smallest workshop spaces begin at £300pm (all inclusive, inc VAT). Workshop spaces are priced by size and are all different, please enquire. Rent is billed upfront each month and is inclusive of all bills and service charge (including electricity, water, internet, cleaning of communal areas, waste collection, security system, and business rates). It’s a one-off monthly fee that means you only have one thing to think about.

Workshop space is provided blank ready for your imprint, however we are happy to help you build the space you need, if you're not able to do it yourself. Your space will have at a minimum 1 double plug socket (240v) as standard. If you require 3-phase or 16amp, we can help you arrange this. There is access to free shared storage (rotating every 30 days). Additional flexible assembly space as extra. All services and bills are included. See “Pricing.”

There is a security deposit equivalent to six weeks rent on on joining (refundable on departure). Otherwise, there are no “hidden” charges. All–inclusive really means all inclusive.

Yes. Any structural and electrical alterations need to be signed off by us first. But you can build a space that works for you including running extraction, adding walls, adding electrics as needed, fixing to the walls, painting, etc.

We are a 24/7 space and you have 24/7 access. You’ll be given your own set of keys and unique security fob. And can come and go as you need. The team is in the space 8am–6pm Monday–Friday as standard, to help with anything you need.

Yes. The site has a live-in caretaker who patrols 24/7. We also run a private, 999 response, alarm and camera security system across the entire space. The site is within a secure yard, which is locked at night (this doesn’t effect your access). The site is secured each night.

Yes. In Unit 2 and 5 there is both 16Amp and 3-Phase. If required, you’re welcome to approve this with us and install at your own cost. We can recommend a great electrician with great rates if you want to compare prices. We can arrange installation with them on your behalf.

Yes. If you get a big project in and need some extra build space, we have temporary assembly space available to rent on a short term weekly and monthly basis.

We care about the space being a safe and comfortable space for everyone to work. Check with us if you want to bring a machine you think might be an issue in an open-plan shared workshop. We do allow woodworking, metalworking, hot works, ceramics/kilns, and most forms of making. You will be required to ensure your equipment meets H&S standards via appropriate extraction and safe usage.

Yes. There are designated storage areas as well as spaces you can store outgoing project work. Any temporary storage needs can be arranged with us in advance.

We make sure everyone who joins the space is a good fit. Our general vibe is relaxed, laid-back and friendly. People often work together on projects, develop new work together, or pass each other work. It’s collaborative, professional, and easy going.

We rent on a flexible easy-in, easy-out rolling monthly basis. You aren’t tied in. Your first month’s rent and a 6 week security deposit is due upfront when you join us. Following this, you can leave with one month's notice, giving you breathing room whilst your business is growing.
